Since 2019, we've been quietly getting on with exactly that. Our properties are council-registered, our agreements are in writing, bonds go straight to the RTBA, and safety checks happen on schedule — not when it's convenient.

Council Registration

All properties are registered with Warrnambool City Council as required under the Public Health and Wellbeing Act 2008. Registration is renewed annually.

Residential Tenancies Act 1997

Every resident receives a written Exclusive Occupancy Agreement under the RTA 1997. Rights and responsibilities are clearly documented before move-in.

Bond Lodgement

All bonds are lodged with the RTBA within 10 business days. Residents receive a receipt confirming their bond is held securely.

Notice Periods

We adhere strictly to all prescribed notice periods for rent increases, entry, and vacating. No unlawful short-notice demands.

Condition Reports

Detailed condition reports completed at every move-in and move-out, protecting both resident and operator.
